Ep #82: 2 Plus 2 Equals 6: Understanding Your Clients’ Wants and Needs with Bob Clarke

On the 82nd episode of The Richard Robbins Show, I had a great conversation with a man who not only builds luxury properties in the Muskokas but also has sold close to a Billion dollars worth of real estate in the area, as well.

Bob Clarke, the owner of Clarke Muskoka Construction, has built 60+ cottages and lake homes in the beautiful and highly sought-after area.

Over his career, he has seen the Muskoka area evolve to become known as ‘The Hamptons of Southwestern, Ontario’ or ‘a playground for the rich and famous’. During the height of the pandemic, he has also seen buying habits change. “Winter is not our big season in Muskoka, but in the last couple of years our real estate period has been 12 months.”

Today, you can find Bob cottaging in the Muskokas with his wife Marnie or perhaps in Naples, Florida. He admits that the evolution of technology has made selling real estate much more efficient and flexible. “Our job is to represent the property online to the degree that a client really knows what they’re coming up to look at and they’re really just validating.”

We try to make 2 plus 2 equal 5 or 6. We go buy a 1.5 million dollar cottage, do a half a million dollar renovation on it and create a 3 million dollar cottage.
