Ep #86: Cutting-Edge Client Care: 100+ Deals as a Single Agent with Michael Waddell

My next guest on The Richard Robbins Show is someone who is using their success in real estate to create opportunities for his family that he didn’t have growing up. His 111 deals as a single agent in 2022 are a testament to how this industry can provide life-changing possibilities.

Michael Waddell, an Edmonton native, has been working in real estate for only 8 years but his working life began when he was much younger. Michael tells me that he started working at 14 years old to help pay for rent. He was raised by a single mother who suffered from alcohol addiction and life wasn’t easy, “My mom always did the best that she could [but] there was always a ton of struggle.”

He knew that he wanted a better life for his family and that led him to real estate.

After hiring his virtual assistant and creating systems for his business, he helped 111 people buy and sell real estate in 2022. Michael tells me, though, that getting to this point wasn’t an easy process.

“I was anti-assistant,” he told me. Michael explained why. “I never had money growing up so I always held it super tight. So once I understood it as an investment rather than an expense, I think that’s when my mind shifted.”

In 2022, Michael had 85% of his business come from repeat and referral. He says that “Rather than being a transactional realtor, I’ve tried to focus on being a relationship realtor.”

In the 86th episode of The Richard Robbins Show, Michael shares his client care process that led to an 85% referral rate. Michael shares his thoughts on when it’s time to hire an assistant, why having systems for your business is essential for freedom and he tells us about his troubled upbringing that led him to where he is today.
